     Estimate cost + value engineer + analyze life cycle cost
.    Develop building information modeling
     Review constructability, permitability, environmental, and utility impacts
     Manage community outreach + stakeholder involvement
     Implement LEED + obtain LEED certification
     Plan, schedule, and control project
     Manage cost, time, quality, and safety
     Develop bid packages, evaluate bids, and award construction contracts
     Administer construction
     Issue management reports
     Facilitate client occupancy
     Assemble contract files, as-built drawings, BIMs, warranties, guarantees, and operation & maintenance manuals
     Resolve warranty items
     Document final costs, process final payments, and issue certificate of final acceptance
